A recently renovated airy and spacious villa just 350 meters from sandy beach with private hut, garden and 24/24 surveillance service throughout the year.

The Villa can host 8 guests in 5 Bedrooms (3 Double and 2 Single). It is an ideal location for a family also with children and a nanny. The large garden surrounding the property guarantees maximum privacy and has its own entrance from the main road. The outdoor area is partially covered by shady maritime pines that provide shelter from the summer heat. The outdoor equipment includes: the outdoor dining area with a table for about 8 people and a barbecue for alfresco meals.

The Villa comprises:
Ground floor: a large and airy living-room with 2 sofas, flat TV with most of International Channels (and Russian Channels) and a Home Cinema system. Inside the living room there is a dining room with a table for 8 people. The well equipped kitchen has been just renovated with new electrical appliances. There are 3 double bedrooms, 2 single bedrooms (1 is a French bed), 3 complete bathrooms, 2 with shower and 1 with bath tub.
Lower floor: A very large and cool basement room with a fireplace and a wooden table for 10 people. The basement is directly linked up to the ground floor by an internal staircase and to the garage, which space for a big car and includes bikes at customer's disposal.

Area Information

The property is immersed in the wonderful pine forest of Roccamare whose private park is fully fenced and controlled by a keeper, and the beach is blue flagged (quality and clean sea). Roccamare has one of the most beautiful and quiet beaches of the whole Tuscan Coast.
Here villas provide direct access to the beach which means not having to cross any roads at all. This makes it a safe place for families and children. The white sandy beach is only for use of the owners of the villas and of their guests.
On the beach, just 20 meters from the sea, guests of the villa have their own private beach hut (that can be used as a dressing room or to leave beach equipment) with sunbeds, table and chairs and a private cabin (to be used as a changing room or to store beach equipment).
No access is allowed to this zone to outsiders. It is an area accessible only to owners of neighbouring villas (everyone has their personal cabin).
