A fantastic property dated back to 1931, completely renovated and immersed among olive groves of the Valle d’Itria. The property is divided in three parts, the central one, the Red House, made up of a very nice living/dining area with white stone floors, a kitchen corner, a sleeping bedroom with its own big bathroom. An interesting architectural project has allowed the creation of a loft. One more bathroom with shower with entrance from the living room.  The second part, the White House made up of a private entrance and outdoor area, a living room with a kitchen corner, one bedroom and one bathroom. A sleeping sofa bed for two is available in the living room. The third part, the Green House,  is situated close to the swimming pool, more distant from the other two and also this one is completely independent. It is a typical Lamia in stone with time "barrel" and original chianche floor and consists of a dining area with kitchen corner and double sofa bed, one big double bedroom with ensuite bathroom with shower

Guests have access at the beautiful infinity pool just below the main House and completely furnished with garden sun beds and umbrellas. Different dining places are available outdoor as also equipped relaxing areas. A pergola place with stone made table and an outdoor kitchen corner is available  for fantastic al fresco dinners Recently renovated by combining the traditional elements of luxury and charm  it is surrounded by stone walls, ornamental plants, lawns, olive trees, oaks, Mediterranean and relaxation areas. From the entire property located in dominant area you can enjoy breathtaking views of the unspoilt valley. On the grounds of the extension of approx. 31,700 a habitat for some 250 olive trees, almond trees and a forest of Mediterranean maquis.

Area Information


The valley d’Itria lies on the border between the provinces of Bari, Brindisi and Taranto. It is at approx twenty minutes drive from the Adriatic Sea and forty minutes drive from the Ionian Sea. The valley of the trulli is so named for the presence of thousands of trulli of various sizes. It is the valley of the Baroque rural treasures, dry-stone walls, protected natural areas, the breeding of horses and donkeys, of festivals of wine, good food and tranquility. The valley is situated on a plateau 350 meters above sea level. It is rather a Karstic depression that runs between Locorotondo, Cisternino and Martina Franca. This geological phenomenon has also created the fascinatingly beautiful caves of Castellana Grotta, which run for about 3km under the north-eastern edge of the Valle d'Itria.  

 The caves of Castellana Grotta offer an excellent, educational and fun day trip with children and there are many more diverting activities for children in the area, including the zoo safari and amusement park at Fasano and the magical old town centre of Alberobello, a trulli wonderland that charms and delights old and young alike.

Food lovers too will not be left wanting! Each town in the Valle d'Itria seems to have its own speciality, whether it is the capocollo ham of Martina Franca, the meat bombette of Cisternino (barbecued directly by the butcher for you) or the DOC white wine of Locorotondo. Of course the olive oil is supreme and the cheeses, including the milky delights of burratina, are memorable! The valley in Valle d'Itria's name is not a a typical valley but rather a Karstic depression that runs between Locorotondo, Cisternino and Martina Franca. This geological phenomenon has also created the fascinatingly beautiful caves of Castellana Grotta, which run for about 3km under the north-eastern edge of the Valle d'Itria.  




Due to the fact that many properties in this area can be accessed only by unsealed roads and driveways, we advise people intending to take a sports or low-slung car on holiday, to check with us first whether the access to the property allows for such a car. We advise against the use of vans and minibuses. Please always check with us at the time of booking if you are planning to use this type of vehicle when staying at a property in this area.




If your rental period is outside the period May 15th to September 30dt, please check with us that the pool can be opened. Swimming pools are not enclosed with fences and there are no lifeguards. Clients’ use of the swimming pool is at their own risk.




Usage will be metered throughout your stay and you will be charged accordingly. Charges must be paid directly on the spot to the owner or his/her representative before departing. Please note that heating in Italy, when not subject to restrictions by the local Government, is more expensive compared to other countries. If you look for a property in low season, make sure to ask for an estimate of the heating cost. You may be asked to make a supplementary deposit for heating expenses.


Water and Electricity


Please note that most of the properties in our portfolio are not the typical purpose-built Mediterranean holiday villas. Most are converted farmhouses or former manor houses, full of character and history. Water shortages do occur; please use it sparingly during the summer months. At the same time, Italy is probably one of the few countries in the world where the government has introduced a system of electricity limitators to contain the national consumption. This means you must be careful when using more than one appliance at once because the limitator will shut the electricity off.


Internet Connection


Many of our properties have an internet connection. From our experience, when a connection is interrupted due to technical reasons beyond our control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services.
